Movers & Co provides residential moving services in Lancaster, PA for every kind of household, from a studio above a shop on Queen Street to a five bedroom in Manheim Township. The survey happens before the price, the crew is sized to the home rather than to the calendar, and the same trained employees carry your belongings out and back in.
A house move is not one job, it is nine or ten small ones. A kitchen packs nothing like a garage, a wall unit comes apart differently to a bed frame, and the basement is usually the room that decides whether the day runs long. We plan the house room by room, which is why the estimate holds.
Why Lancaster Families Choose Movers & Co
We look at the home before we price it
Nobody can quote a house from a bedroom count. A free video survey or an in-home visit shows us the staircase, the attic hatch, the sectional that will not fit through the door, and the sixty boxes in the basement. That is why our written price tends to be the one you actually pay.
A crew sized to your house
Two movers on a four bedroom is not a bargain, it is a twelve hour day you are paying for. We staff to the home and the access, and every mover is a full employee who has passed a background check rather than someone hired for the morning.
The house you are leaving still matters
Until settlement, that home is usually still yours and still under a buyer inspection. Floor runners, jamb padding, and railing protection go down at both addresses, because a gouged stair tread on the way out becomes your problem, not the mover who left at five.
One coordinator who knows your move
The same person handles your dates, your inventory, your building rules, and your arrival window. You are not explaining your own move back to a call center every time you ring.
Licensed, Insured, and Easy to Verify
Before anyone carries your belongings out of your home, check who they are.

Homes We Move Across Lancaster County
Eight household types, each with a different plan behind it.
Studio and one bedroom apartments
Small loads that still involve stairs, a shared entry, and a lift that has to be booked. Quick when planned, expensive when not.
Downtown rowhouses and townhomes
Narrow staircases with a turn at the landing, and doors that were built before sectional sofas existed. We measure the carry before the day.
Split levels and single family homes
The most common Lancaster County house move. Multiple floors, a garage, and usually a basement nobody has fully emptied since they moved in.
Larger and luxury homes
More rooms, more fragile pieces, and often a second truck. These are planned in writing and staffed properly, not squeezed into an afternoon.
Condos and HOA communities
Truck parking rules, permitted hours, and a management office that wants paperwork before we arrive. We handle that in advance.
Retirement and assisted living moves
Smaller loads, more decisions, and more patience needed. Handled through our senior moving service.
Student and off-campus housing
August and May turnover around Franklin and Marshall, on tight streets with everyone moving the same weekend.
Second and vacation homes
Seasonal moves between two properties, where only part of the house travels and the inventory has to be exact.
Tell us which home you are leaving and we will tell you what your move actually needs.
How We Handle Your Home, Room by Room
Every room has its own risk and its own method. This is what happens in yours.
Kitchen
The slowest room in any house. Glassware and stemware in dish cartons, knives secured, small appliances boxed with their parts, and the pantry sorted rather than shoveled.
Bedrooms and closets
Beds broken down and bagged, mattresses covered, hanging clothes moved on the rail rather than folded into trash bags, drawers kept in order.
Living room
Televisions handled upright and padded, wall mounts removed, sectionals split, and cables labeled so the room works again the same night.
Dining room
China, crystal, and mirrors in the right cartons, table legs off and bagged to the table, chairs blanketed rather than stacked.
Home office
Monitors and desktops padded, files kept in order, and desks disassembled only as far as they need to be to clear the door.
Garage and tools
Awkward, sharp, and heavy. Tools boxed, ladders and bikes secured, and fuel drained from anything with an engine before it goes near the truck.
Basement and attic
The rooms that overrun the day. We look in both during the survey so the hours quoted are the hours the job takes.
Patio and outdoors
Furniture, planters, and grills handled last and loaded first, with propane detached and left behind.
Add Only the Parts You Need
A residential move is a base service plus whatever your household actually requires. Nothing below is bundled in by default and nothing is pushed on you.

Valuation, and How Your Belongings Are Protected
This is the part most people skip and then regret. Ask about it before you sign, not after something is chipped.
What you should do
- Ask us to explain basic valuation coverage and what it pays per pound
- Declare high-value items at the estimate, before pickup day
- Photograph the condition of expensive furniture before it is wrapped
- Check whether your homeowners or renters policy covers goods in transit
- Keep jewelry, cash, passports, and medication with you in the car
What we do
- Provide basic valuation coverage on every residential move
- Tell you plainly where that coverage stops and additional protection makes sense
- Note pre-existing damage on the inventory so nothing is disputed later
- Wrap and pad in the room rather than in the hallway, since doorways are where damage happens
- Handle claims through one coordinator rather than a form nobody answers
Artwork, antiques, instruments, collections, and anything irreplaceable should be named at the estimate. Some pieces are better handled as a separate high-value job than as part of a full household load.
How Your Residential Move Works
- First call
Call (717) 690-1106 or send the form with both addresses, your date, and the size of the home.
- Survey of the house
Free video walkthrough or an in-home visit. We see the rooms, the access, and the items that need special handling.
- Written estimate and inventory
You get the price, the crew size, the truck, and the arrival window in writing, with any add-on services listed separately.
- Pre-move planning
Building paperwork, elevator bookings, HOA hours, and parking sorted before the day. Packing scheduled if you have asked for it.
- Protect and load
Runners and padding down first, then wrapping, disassembly, and loading in the order the truck needs to come off.
- Deliver and place
Boxes to the right rooms, furniture where you want it, and everything we took apart put back together.
- Final walkthrough
We walk both homes with you, check nothing is left in a closet or a crawlspace, and close out against the written price.
Two Situations That Derail House Moves
Selling and buying in the same week
- Tell us your settlement date and your keys time, not just your moving date
- We can load in the morning and hold on the truck until keys are released
- If settlement slips, the load goes into storage rather than back into the house
- We will talk to your agent or title company directly if timing gets tight
- Book the date early, because month-end closings all land on the same Fridays
Moving with children and pets
- Arrange care for the day if you can, since open doors and ramps are the real risk
- Pick one room we load last and unload first, so there is somewhere calm to sit
- Pack each child a bag they keep with them, so nothing important rides in the truck
- Keep pets in a closed room with a sign on the door, or off site entirely
- Tell the crew which door will stay open, and they will work around it
Tight settlement date? Give us both dates and we will build the plan around them.
What Drives the Price of a House Move
What adds to your quote
- Total volume, which is driven by years in the house more than by bedroom count
- Full-service packing, and glassware or china in quantity
- Stairs, tight landings, and a long carry from the truck to the door
- Specialty items such as a piano, a safe, or oversized artwork
- A second truck or a second day for larger properties
- Peak season from May to September, and month-end settlement dates
What reduces it
- Clearing the basement, attic, and garage before the survey rather than after
- Packing and sealing your own non-fragile boxes
- A flexible date midweek and mid-month
- Reserving parking or the service elevator yourself
- Deciding what is going before the crew arrives, not while they wait
- Booking early enough that we are not staffing around a full calendar
House size sets the ballpark. Access and preparation decide where inside it you land. Both are visible in a fifteen minute survey, which is why we do one before quoting.
Hiring Residential Movers vs Moving Yourself
A rented truck and a few favors can work for a one bedroom. For a house with stairs, the numbers change.
| What matters | With Movers & Co | Doing it yourself |
|---|---|---|
| The real cost | One written price | Truck, fuel, mileage, pads, boxes, plus a day of food and favors |
| Heavy items | Crew, straps, and the right equipment | The reason most moving injuries happen |
| If a wall or floor is damaged | Covered and handled | Out of your deposit or your sale |
| If a helper is hurt in your home | Workers compensation applies | Potentially your liability |
| Furniture reassembly | Done before we leave | Sunday, on the floor, with the wrong screws |
| How long it takes | Usually one planned day | Typically a weekend and several trips |
What to Keep With You on Moving Day
Pack one box or bag that never goes on the truck. This is the single change that makes the first night in a new house bearable.
Your first night bag
- Medication, glasses, chargers, and anything you need daily
- Passports, deeds, birth certificates, and the settlement paperwork
- Jewelry, cash, and small valuables
- Toiletries, a towel, and a change of clothes for each person
- Bedding for the beds you want made first, plus a lamp and a phone charger
- Snacks, water, coffee, and the kettle, which is always in the last box otherwise
- Keys, garage remotes, and alarm codes for both properties
- Basic tools, scissors, and a roll of trash bags
Label that box in a color nothing else uses, or put it in your car before the crew arrives. Once it is on a truck with a hundred others, it is not coming back out.

Residential Moving FAQ
Do you handle apartment and condo buildings with elevator reservations?
Yes, and we would rather sort it than discover it. Send us your building’s requirements when you book and we will reserve the service elevator, confirm permitted hours with the management office, and send whatever paperwork they ask for before the day.
Do I need to be home for the whole move?
Someone who can make decisions should be there at the start and at the end. The start is for the walkthrough and the inventory, and the end is for placement and the final check. You do not need to stand over the crew for the hours in between.
Can you move on the same day as my settlement?
Often yes, and it is one of the most common requests in Lancaster County. Tell us your settlement time as well as your moving date. We load in the morning and hold on the truck until keys are released, and if the closing slips we can put the load into storage instead.
Do you take beds, wall units, and mounted televisions apart?
Bed frames, table legs, and shelving come apart and go back together as part of the move. Wall mounted televisions and brackets can be taken down, and we will tell you at the survey if a piece is better handled by a specialist than by a moving crew.
How should I handle jewelry, artwork, and other high-value items?
Small valuables travel with you, not on the truck. Larger pieces such as artwork, antiques, and collections should be named at the estimate so they are inventoried, packed correctly, and covered properly.
Do you unpack as well as pack?
Yes. Unpacking can be added to any residential move, either for the whole house or just the kitchen and the bedrooms so you can function on day one. Ask for it at the estimate rather than on the day.
Can you move my plants and my fish tank?
Plants cannot go on the truck, and a populated aquarium should never travel on one either. Move both yourself, and drain and pack the tank in advance. We will handle the stand and the cabinet.
What happens if my new home is not ready on time?
We will not leave your belongings on a driveway. Depending on how long the delay is, the load can stay on the truck overnight or go into storage until the property is ready. Tell us the moment you think the date is at risk.
